Inside Parkhouse Residences at Uptown Newport
WHA’s journey with Parkhouse Residences at Uptown Newport began with a vision—a response to the evolving demands of the luxury housing market. This vision originated from a conceptual sketch by WHA’s Research & Development team, exploring the potential of a 4-story wood podium product that addressed the question, “WHAt’s missing in the market?” This innovative design caught the attention of Shopoff Reality Investments, who recognized the ideal location in Newport Beach. From there, the concept evolved into a refined 5-story residential product that seamlessly integrates with the city’s urban fabric.
This project is the result of a collaborative effort between WHA, Shopoff, and the City of Newport Beach. The site, part of the larger Uptown Newport master plan, is a product of years of strategic urban planning. WHA played a key role in the initial stages, working on the Koll Center as part of the broader Airport Area General Plan Amendment, which was approved in 2008. This amendment paved the way for high-density residential development in an area traditionally dominated by commercial and office spaces. With a strong emphasis on connectivity and open space, WHA spent eight years developing the standards and architectural guidelines that would eventually support projects like Parkhouse Residences, with approvals finalized in 2014.
Parkhouse Residences offers 30 luxury condominiums across five buildings, each designed with a single level of on-grade parking and common areas, topped by four stories of elegantly appointed residences. The community presents a range of four thoughtfully designed floor plans. Each home offers private elevator access and direct-entry keyless-fob garages, with 2-story penthouse units featuring expansive outdoor living spaces and rooftop terraces with breathtaking views. A sophisticated parking lift system maximizes land value while catering to executives, millennials, and dual-city professionals who seek a secure, flexible, and convenient living environment. Each residence comes with a private garage, with options for additional storage, car lifts, and EV charging.
Tailored amenities elevate the living experience, reflecting the effortless elegance of Newport Beach. A private, heated pool and spa serve as the heart of the community, complemented by a state-of-the-art fitness center, wellness spaces, and a cabana retreat. Designed for both relaxation and recreation, Parkhouse Residences fosters a balance between urban convenience and coastal luxury.
The architectural approach blends timeless neo-classic and contemporary elements, with strong massing, sleek glass railings, and a material palette that exudes sophistication. The buildings follow a base-middle-top organization, with a rich stone base anchoring the design, a glazed midsection emphasizing verticality, and a stepped-back penthouse level reducing the visual scale. A striking focal tower unifies the façade, ensuring a cohesive and elegant presence within Newport Beach’s evolving skyline.
Parkhouse Residences represents an important milestone for both the city and WHA. As a firm that has successfully implemented this product type in the Bay Area for both luxury and affordable developments, WHA is now bringing this innovative high-density, low-density hybrid to Southern California. With its integration of concrete mini podiums, advanced parking solutions, and high-security features, Parkhouse Residences is setting a new standard for urban luxury living in Newport Beach.
