To say there is a variety of housing types on the boards here at WHA at any given time would be an understatement. Consumer sentiment, design trends, and the broader economy are just some of the forces that influence what and how we design homes for our clients. For some projects, our clients bring us a clearly defined picture of what they need us to design for their buyers, but for others we are asked to ‘test’ different types of designs. It’s through this process of project programming that we often discover the best opportunities for innovation to deliver market-driven solutions with broad consumer appeal.

Fluctuating interest rates and the economics of buying a home have led us to design more compact & ‘smarter’ single-family detached homes, for which we have recently seen strong demand for in California’s inland suburbs. Single-story floor plans, smaller square footage and intuitive, livable designs are offering new opportunities for unmarried first-time buyers and downsizing empty nesters, segments that research shows have been under-served in the detached home market. Floor plans and elevations have been further streamlined for simplicity and convenience, which has the added benefit of keeping the price points at attainable levels.

The re-development of commercial or other non-residential sites has been one way our clients have been addressing the perennial shortfall of homebuilding here in California. We can present a host of high- and medium-density design alternatives, including podium and mixed-use buildings for these more urban site plans. Several recent designs have mixed two or more product types on the same parcel, to address the needs of a wider variety of potential buyers. Flexible living spaces, rooftop amenities, and creative use of outdoor areas are all part of the equation. Having these sites located in established areas near current or future public transit can add additional value, as we can then de-emphasize garage space and enhance other lifestyle features for residents.
