A Coastal Seahouse
Just outside of Santa Barbara lies the charming California coastline city of Carpinteria. On the northeast edge of town, the Seahouse 3.89-acre site is bordered by lush agricultural land and conventional townhome developments.
Backdropped by the majestic Santa Ynez Mountains, this desirable housing location is within close proximity to downtown Carpinteria shops and markets with easy access to nearby beaches and outdoor attractions.
The nature of the site presented challenges. Pre-existing structures, historic oak trees, and a natural spring resided on the property. The land was purchased with an original entitlement but needed additional city entitlements and permits.
With a fresh design approach, our WHA team worked with Warmington Residential to introduce a new site plan with housing products that remained within a 10% variance of the original footprints. The new housing products introduced market segmentation and architectural elevation variety to the community. The coastal farmhouse-inspired elevations reinforce the agricultural authenticity of the site.
The homes showcase coastal farmhouse architectural styles with variation in product type – 10 stacked flats, 13 townhomes, and 8 detached single-family homes. Each product ranges from 1,313 – 2,301 SF and includes outdoor decks, patios, and spacious floorplans, as well as 1-2 car garages.
Community amenities are oriented around the preserved oak trees throughout the site. An outdoor pavilion serves as the community living room, offering residents an open-air space to gather and socialize together. Open green space located at opposite corners of the property provides a community garden and potential dog park opportunities.
With the distant sound of the waves and the oak trees overhead, Seahhouse’s serene community of homes caters to those who desire a calming coastal lifestyle.
