WHA, Serrano Development Group, and Laemmle Theatres have teamed up once again, this time responding to a Request for Proposal (RFP) from the City of Bellflower, who was looking for a dynamic mixed-use, transit-oriented development. Of the five proposals submitted, Serrano’s proposal stood out above the rest and was awarded the project. Bellflower Park is the third winning collaboration for the team – the other two being Newhall Crossings in Santa Clarita, which is currently under construction, and The Orchard in Azusa.

The development is located in the heart of an up-and-coming area of Bellflower. It is part of the Town Center District, which is transforming into an urban hub of activity, complete with a regional transit center and parking structure. The surrounding community provides desirable amenities including Steelcraft, an urban outdoor eatery composed of re-purposed shipping containers; the Mayne Event Center and Los Angeles County Fire Museum, and the Greenway Bike and Pedestrian Trail. Walkability of the neighborhood is promoted through these unique uses, proximity to a new rail station, along with pedestrian-oriented elements such as corner plazas and paseos. Bellflower Park complements the overall aesthetic of the surrounding area, boosts economic vitality, and promotes pedestrian mobility and safety. Opportunities for outdoor dining allows visitors and residents to gather and socialize, furthering the community connection.

Eric Scott and Jeffrey Ramirez, along with the rest of WHA’s Urban Studio Team, conceptualized the architectural design and vision. The modern design provides a simple backdrop for the urban destination. The program consists of approximately 6,500 square feet of commercial retail uses, 81 residential units, and a Five-Plex Laemmle Art House Theatre. An iconic clock tower strategically placed in the corner plaza increases the project’s visibility, identity, and prominence. Shared parking for the theatre and commercial uses will utilize current and future city parking facilities, placing less focus on vehicular necessity and promoting pedestrian activity.

Bellflower Park will help shape the city’s new Town Center District by creating an exciting destination that complements the area’s evolving urban fabric.
