New Homes are Now Selling at Ellis

The city of Tracy, California emerged when the Western Pacific Railroad was completed in the mid-1800s.  Located along the line connecting Sacramento, Stockton and San Francisco, Tracy has become a desired suburb to those cities.  More recently, the city has experienced growth due largely to the influx of Hi-Tech jobs in the Silicon Valley which have elevated housing prices in and around the Bay Area and have caused new home buyers to look east for more affordable suburban housing solutions.

Before Tracy, however, there existed a booming coaling station called Ellis – just to the south of the current downtown area. (Read more here.) This is the site of a new neighborhood by CalAtlantic Homes.

Three neighborhoods offer buyers a variety of product types and sizes.  Landmark features alley-loaded homes with garage-less front façades.  Legacy and Legend are offered in two different lot widths and one- or two-story plans.  The 11 unique floor plans range from 2,600 SF to 3,800 SF and are available in Farmhouse, European Cottage, Craftsman and Spanish Colonial architectural styles.

The design parameters for the neighborhood were artfully developed by Pennsylvania-based, Urban Design Associates (UDA) for the local land developer, Surland Company, in a joint-venture with CalAtlantic Homes.  The concept was to promote a Main Street feel for Ellis Property.  Beyond relocating one-third of the garage doors, UDA designed a “façade-zone” requirement affectively pulling housing mass toward the streets and encouraging entry porches, all of which celebrate the warmth and social connectivity of traditional suburban homes.

Current residential market features were incorporated into these homes including covered outdoor rooms, bonus spaces, combined kitchen, dining and family rooms and spacious bedrooms and bathrooms.

All-in-all, a creative and cooperative relationship between WHA, UDA and CalAtlantic Homes allowed for the original vision of the Surland Company to come to fruition.
