Affordable Housing in Orange County: Pradera Apartment Homes
Located in Anaheim, Calif., Pradera Apartment Homes was a Joint Venture between Related Companies of California and The City of Anaheim. The goal was to provide additional affordable housing for the residents of Anaheim. The City of Anaheim Redevelopment Agency is responsible for the overall management of the project. William Hezmalhalch Architects, Inc. (WHA) served as the Master Architect and Planner for the project, and also had the opportunity to provide branding, logo design and naming services for the development.
Pradera Apartments consists of 146 stacked flat and town home units 3 stories in height, over (2) levels of a below grade parking structure. There are (7) basic 2 and 3 bedroom unit floor plan types ranging from 802 square feet to 1,232 square feet. The Pradera Apartments project complies with the Section 8 Housing Choice Voucher Program for Federal assistance provided by the United States Department of Housing and Urban Development (HUD), which is dedicated to sponsoring subsidized housing for low-income families and individuals. Each unit features fully equipped modern kitchens including Energy Efficient Appliances, ceiling fans, air conditioning, cable ready connections in a smoke free environment and is staffed by a bilingual professional Management Team with 24-hour service.
The community amenities include an onsite Preschool, a Computer Lab, an after School Program, Tot Lot, a Recreation Building, secured parking, a playground, a BBQ/Picnic Area, Laundry Facilities, an onsite general use trash compactor and will provide the ability to walk to work and school and is close to public transportation. This sustainable project is “Build It Green” certified. The Prairie architectural design style is created by the use of horizontal lines, hipped roofs with broad overhanging eaves, windows grouped in horizontal bands, a tower element with stained glass and a exterior plaster and brick facade, all integrated with the surrounding landscape. The project was completed in the Summer of 2010.
